A young man, Adnan, a university student from the University of Western Ontario, my alma mater reached out asking me if I would be his subject for a school project on personal finance.  I’m not a great educator nor story tell but I can share my experience on what has worked for me so that’s what this episode is.  The tables are turned and Adnan asks the questions.

Andrew is a builder, invests in student rentals, he has his own podcast the Andrew Hines Real Estate Investing Podcast. Andrew is on the show today sharing how he started investing in real estate including the time he went to the US to invest, how that experience didn’t go so well but Andrew took responsibility to learn from that experience to become a better investor and how he’s become an indemand builder of investment properties.

On the show, Andrew shares how build costs have changed, his findings in researching the starting of a real estate investment trust, the changes he’s made to his investing in a pandemic, etc…. Speaking of my favourite hedge against inflation, real estate, I don’t know many people who own more real estate than today’s guest in Russell Westcott. He’s been through a lot of economic cycles being an Edmonton, Alberta real estate investor.  Russell is an old and good friend of mine so it’s always great to catch up on what he’s up to to help people out.  He’s possibly the top real estate investor coach out there and it helps that he’s owned over 100 properties and co-authored the best selling book “Joint Venture Secrets.”

Admittedly, I don’t invest in Alberta and my outlook is bearish on the oil industry.  With the growing popularity of electric vehicles and carbon taxes, I don’t see the demand for oil keeping up, not with Ford and GM planning to be all electric by 2035.  But I’m not an expert and I’m always keen on listening to opinions different from mine.

I’ve been friends with Aaron Moore for quite some time. What most don’t know is he’s very successful and an even nicer guy.  Most don’t know who he is because he doesn’t have a huge social media presence, he’s quietly doing deals and crushing it.

In 2020 alone, Aaron did 36 deals including 10 flips. In this episode Aaron is kind enough to share some tips for those new to wholesaling and his path to build out his team. I know I took a ton of notes and I hope you do too.

On this week’s guest, we have nationwide apartment building investors Michael Ponte! I first met Michael at a real estate conference many years ago where he was collecting his award as apartment building investor of the year. Michael invests all across Canada and more recently in the maritimes provinces and he has a unique strategy, one I can’t recall I’ve heard of before in the multifamily space.

Michael also shares some tips on how he’s able to invest in real estate on the other side of the country as he lives in British Columbia but invests as far away as Moncton, New Brunswick.  I give you Michael Ponte.

On to this week’s returning guest and it’s only been a five short years since episode 1 featuring Julie Broad. Well she’s back and not much has changed!! Except she left her dominant position in the real estate influencer space in Canada to move to California and open a new business.

She still invests in real estate in Nanaimo, BC but she’s here today to share about her new book coming out, share why everyone needs to write a book and a few how to’s to make your book a good one.

She’s the author of “More Than Cash Flow” which is still a top 3-5 real estate book IMHO.

Now we recorded this interview almost a month ago so I’ve asked Wayne for a quote on the pending Keystone pipeline cancellation.  He says it sucks. LOL.  Another good friend of mine tells me Alberta invests heavily into renewable energy so do your own research and decide for yourself.

Wayne Hillier has been investing in Edmonton and Leduc since 2015.  He’s a dad, husband, landlord. He’s the host of his own podcast the Real Estate Investor Dad Podcast. He’s starting his own bank, I think that’s a first for this podcast, and he’s got a great story how it all got started while he was living in a basement and pumping gas for a living.

John owns over 10 investment properties including single family duplex conversions, small apartment buildings, he’s well known in the investment real estate community as a Realtor in Barrie, Ontario and surrounding areas.  I first met John at a real estate networking group about ten years ago because he loves to learn and network just like I do.

This week we have my old friend Martin Kuev on the show.  Martin like many had a young family, a well paying job in corporate, started a side hustle investing in condos and progressed into renovating single family homes to create basement apartments, then again levelling up into serious apartment building renovations for highest and best values. Definitely innovative stuff so I hope you enjoy this interview as much as I did.

We talk about life, the challenges of Martin leaving his executive corporate job just after having twins, Martin’s new side hustle he learnt from the Stock Hacker Academy and earned him six figures in his first year, and we chat a bit about crypto currency as Martin’s close friend is high up at Ethereum.

As I record this, the date is New Year and I’d like to take a moment to say farewell to the year 2020. The pandemic changed our daily lives and will continue to do so in 2021. I am grateful to have my investopreneur community, our clients, students of Stock Hacker Academy and you the listener.

I was afraid like everyone else, we deferred a mortgage or two, I took a CERB payment which I’ve since paid back. 

But servicing this community kept me focussed. There was no time for us. I had to find answers as to what was going on on the streets both real estate and stock market hence we had our emergency series of webinars (my apologies for the poor connection, my internet hasn’t been the same since the pandemic started).  Those webinars, the podcast, our iWIN meetings were my outlet for my focus and to share. To share with you the best best practices and help you all be successful wealth hackers. That’s always been my #1 goal.

The road was definitely rocky but with the vaccine here and being rolled out and how our investment behaved… I think that’s the ultimate testament we are investing the right way and that only has me more optimistic for the future of our collective investing in 2021. I know my clients are in real estate and stock hacking are optimizing their returns and I hope you are too.

Her story is pretty amazing but she wouldn’t tell you it is.

Khatera was born in Afghanistan, a war torn country but thankfully her family was able to immigrate to Germany, from there Khatera moved to the greatest country in the world and became interested in real estate.  She became a real estate agent, then built an award winning team, started investing in condos and graduated to apartment buildings East of Toronto. 

As someone who loves to learn, in the fall of 2019, before knowing what a stock even was, she took our program called the Stock Hacker Academy and since then, I’m pretty sure Khatera’s Stock Hacking returns are better than mine.

Speaking of rich friends, this week our guest is Rene Masse, his parents were school teachers, Rene went to school to become a teacher, didn’t last a week and became a full time contractor and real estate investor.  His focus was largely student rentals and no more on converting single family homes into two family homes.

Dave Knight is a full time Police Officer who outside the workplace has been able to grow a multi-million dollar rental income portfolio who has since written a book, audio book and created a course intended for first responders to expose to the many possibilities to invest in real estate.

Full disclosure, Dave is a past client of ours, a friend and like all my friends I’m teaching him stock hacking so he may share that with his community as well.  Afterall, everyday heroes need six figure side hustles too and thank you to all first responders for your service.

Our guest this week is David Sun, who is a Princeton graduate, yes he’s American, an engineer who does engineering type stuffs for his day job and he has three serious side hustles, four if you count that he owns a single rental property… I guess that counts. Four side hustles.

David is a general partner in an investment real estate syndicate, a structure required for multiple investors and large projects such as a student rental residence with hundreds of bedrooms. David is a part time Realtor and he has his own hedge fund, an alternative investment of pooled funds where he employs stock option strategies to actively increase returns for his investors.

David is also a husband and dad to young kids.

Pascale is a mom and wife living in Ottawa, Ontario. As a young mom and school teacher, the pandemic hit her pretty hard with the decision to keep teaching in a changing environment and sending her young son back to daycare.

My kids were forever sick while in daycare and preschool pre covid. I can only empathize with parents in this environment.

Pascale decided to pivot this past summer to work online in multi level marketing.

I’ve invited Pascale on this show because multi level marketing is a common thread among many investors.  Jules Mckenzie has done it. Lynne Tham was a dynamo for Tupperware and I have other friends who’ve been successful in MLM as well who later go onto massive success in real estate.  Is it those with side hustles inevitably will be successful or is it the experience and training that translates into success?  Maybe a bit of both.

She’s a successful real estate investor as she shares her number on her current project.

I first met Joe Costanza 20 months ago when he was a starry eyed 24 year old who had been hustling since a teenager, working several jobs, living at home to save up down payments for real estate.  An architect by trade and having tried several side hustles less than successfully, Joe settled on real estate without much support from his parents.

Fast forward to today, Joe owns three properties, two he’s already duplexed and the third to be duplexed house with a joint venture partner.  This is Joe’s story.  For those who like numbers, we’re pretty heavy with the numbers in this episode so have your pens ready.

On to this week’s guest, an award winning investor, Kris Lewis

Kris is a dad, husband, multiple business owner who is really into spreadsheets, while grinding through to earn his ‘luck’.

His current priorities include reverse engineering a life he thought was impossible only a few years earlier.  His goal from an investment perspective, which massively goes against his personality, is to make his income streams extremely boring.

Kris is a real estate investor focusing on the Durham region, while specializing in duplex conversions,while knowing in the first 30 seconds whether a property makes sense for his long-term strategy. 

Kris believes in multiple streams of income as an insurance policy, which makes sense given his chosen profession.

Fundamentally he believes in continuing to educate himself and to learn from what others before him have done. While Kris knows that knowledge is key, he also realizes that embracing fear, making sacrifices and most importantly being ready to take action is an even bigger piece of the financial success puzzle, as evidenced by his 10 moves in the last 6 years. 

He’s come to relish the unpredictability of life and the opportunities that present themselves.

Hello my fellow wealth hackers!!

Who says you can’t mix business with pleasure??

This past Friday, I hosted Canada’s youngest retiree to come into the iWIN Hub (my office) to record a podcast, show him Stock Hacking, and shot virtual zombies in virtual reality.

This episode was inspired by Mike going on a rant on his Instagram account about his frustration with his real estate: tenant related problems, day to day management of a sizeable portfolio and all its moving parts including property managers and contractors, finding out sex workers were operating out of his short term rentals and related complaints from the neighbours. Add to that the pandemic and it’s hurt on the tourism and short term rental market and student rental market.

I messaged Mike that I was sorry to hear about his challenges and we started talking about stock hacking so I invited Mike to my office to demonstrate for him the strategy, record this podcast episode, have lunch and since he made the 2 hour trip out from London, I figured we would something fun that Mike can’t do in London.

I made a couple suggestions and we settled on Virtual Galaxies, a free roam, virtual reality gaming place in Mississauga.  That’s when the hilarity ensued. For anyone who knows me, I’m an oversized child and like to joke around. 

The game was zombie apocalypse, we are soldiers armed with virtual guns, we do have a physical game controller shaped like a gun to shoot virtual zombies with.  If you seen the movies or TV shows then you know zombies can be aggressive.  The objective is to survive, navigate scenes including walking through buildings to get to a roof top so a helicopter can come rescue you all in virtual reality.

The game is intense, fully immersive and not for the timid as Jimmy, Mike’s mentee found out when we had to split up and he had to fend off waves of brain hungry zombies on his own. His dissatisfaction of being on a team of one… well Jimmy was vocal about it while I was crying laughing.  It’s been five days since the experience and I’m still laughing about it.

I haven’t had much free time these days so when folks ask me out for a coffee wanting to know my story, I send them a link to this interview and they’ll learn a lot more about me this way vs. taking me for coffee.

After the interview while Seth wass packing up his kit we got chatting and he mentioned the potholes in his life he’s going to share about in just a moment. You know me, I’m always wanting to help so I invited Seth to take the Stock Hacker Academy the next week, he did but hasn’t done much as these potholes have yet to release back to Seth his capital.

This week’s guest is the lovely Kayla Andrade, founder of the Ontario Landlords Watch, a grassroot advocacy group for good landlords and good tenants.  If the environment is good for landlords that only benefits good tenants. 

Kayla also has her own investment properties in Cambridge, Ontario, her own property management business Boardwalk Property Management. She's the mother of four and she’s our guest speaker for the next iWIN Meeting on Saturday morning of Oct 24th.  We have very limited seating to accommodate for safe and social distancing but we’ll have enough space online via Zoom.  Followed by lunch at a local restaurant that could use our support and to network with myself and other like minded investors.  

The feedback from our meeting last weekend was excellent thanks to our guest speaker Jules Mckenzie who was simply amazing with all the knowledge he shared in overcoming obstacles that would have buried the average Canadian.
