This week, we have the very successful Quentin D’Souza on the show. There are tons of coaches and Multifamily experts out there but in my experience, Quentin is one of the best. I know many of his past students including Steve Phillips on my iWIN Real Estate team and his investment partners. Not many share a track record of successful like Quentin.

He’s on today’s show with Cherry giving the interview as I was out hosting a golf event with fellow 7 figure entrepreneurs so as we sometimes do, “divide and conquer” I wrote down some questions I wanted to ask Quentin about apartment building investing, investing in US, where best to find cash flow, what the future holds. You know, same stuff you ask anyone who bought five apartment buildings or 177 units this year alone and is always looking to level up.

On to this week’s show!

We have a young rock star in Joseph Costanza who was 24 when we met and owner of the title of the youngest client we’ve ever had.  He’s a young hustler who when I met him had three jobs: Architect day job; bartender, evening weekend job; landscaper with remaining time not sleeping.

Thanks to all that hustle and saving money by living at home with his parents, young Joe saved up enough money for his first investment property of his now five properties.  Crazy enough he’s already made his first million dollars hence he’s now our youngest of 45 self made investor millionaire real estate clients at 28.

Joe’s here today along with Coach Tammy from the iWIN Real Estate team to give us an update on his expansion project in Sudbury which didn’t go so well and his lessons so you may avoid the same mistakes he made.

Plus a gem of an expired listing in Hamilton that coach Tammy helped Joe with that eventually was priced well under market because the property failed to sell, was rough and the challenging tenant with previous orders against him by the Landlord Tenant Board.

This week we have a really interesting interview of a gentleman, co-worker at Rock Star Real Estate, my friend Montu Dhillon.  He has a unique background having worked his way up the corporate ladder in the financial services world, specifically compliance so he saw first hand who really makes the money in the investment services industry, hence he started buying real estate.

Montu shares how he started like most of us do, hustling hard, in search of cash flow buying houses, duplex, fourplex, Airbnb then later transitioned into new construction condos for the negative cash flow but way less headaches.  Montu is a bit of a trader as well having divested some properties near the peak and what property type he has his sights set on may surprise you.

Montu shares his experience in the current market of writing low ball offers and being on the receiving end as well.

This is definitely a story of resilience, entrepreneurship, and taking control of one’s financial future.

Antonio had a broken childhood as the child of hard working, blue collar immigrant parents who were busy working 60 hour weeks to put food on the table.  His story of how he turned it around is full of lessons for anyone out there wanting to turn their fortunes or with troubled teenagers.

And did Antonio ever turn it around graduating university top 10 in his class, got the top co-op placements and great jobs after school.

As he’s a student of some of the greatest investors out there: Warren Buffet, Ray Dalio; he’s in private equity for the Ontario Teachers’ Pension learning from some of the best investors out there and currently works for one of the big five Canadian Banks on Bay Street.

Like myself, Antonio is not loyal to real estate, he’s an investor who happens to prefer real estate for highest returns and best investment thesis.  

This is a pretty cool episode and if you know any troubled younger people, you may want to share this with them.

On to this week’s show!  We have my business coach Mary-Anne Gillespie who I’ve been since around 2014 back when there was no Zoom. Mary-Anne or Coach MAG as she’s known, we did coaching over the phone and she lives in Ottawa so I never got to see her but for as long as I’ve known her, she’s been running long distance and high energy.

Since meeting Coach MAG, she’s beaten Cancer, didn’t even tell me she had Cancer and you’d never know talking to her. She lost 150 pounds. For the first time publicly on this show, she shared with me how her parents died when she was 16 and was homeless.

On our last episode Mary-Anne shared how she completed her first Iron Man Triathlon in the US during the lockdowns and pandemic, she’s immunocompromised from having Cancer, only had one shot of the vaccine and still travelled to Tulsa and finished the race. 

That was just over a year ago, last weekend Mary-Anne not only completed another Ironman but she won 1st place.

I don’t know how she does it.

Coach is a successful Realtor, real estate investor, entrepreneur, she’s a member of several of the most exclusive mastermind groups therefore has lots of insights into the markets and economy.

On to this week’s show! We have my friend Derek Foster who successfully retired a long time ago, 2004 was the last time he had a job and Derek is retired, retired. Enjoying his time off, chilling and raising his eight, that’s right eight kids so it’s not like he has nothing to do.

As a wealth hacker, I have a natural interest in studying how the rich get rich in lazy ways, Derek has done that for almost two decades and has written six best selling books on the subject, and recently he’s been navigating the crash in the stock market quite masterfully as at the time of the recording, the stock market was down 15% year to date, Derek is only down 5% hence he’s completely outperforming the market and likely outperforming pretty much every professional money manager out there.  Is there any wonder Derek helps us teach at Stock Hacker Academy?

We have Emily and Coach Tammy Ditomaso on the show. Emily is a new investor already with three properties under her belt in under two years. Emily’s early journey includes more involved renovations, inherited tenant who was in jail, rent arbitrage, middle term rentals and most importantly, a lot of financial success. Middle term rentals fall between short term and long-term rentals. In some markets where short term rentals are banned. 

Emily also happens to have a nice job for one of the big Canadian banks in HR and shares about what skills and positions earn mega bucks, pensions, benefits and work from home. Working from home is huge for real estate investors so they can get to new listings faster, early to offer and win more deals. 

Coach Tammy Ditomaso has been on my team of investor focused, four time Realtors of the Year Investors since 2015. She’s also known as the Duplex Queen since she’s helped a couple dozen buy, renovate, rent and hold more duplexes west of the GTA than anyone and her knowledge of local zoning is 2nd to none.

He’s a former tech executive who worked with Canadian tech billionaire Sir Terry Matthews and he’s implemented a highly analytical and technology based strategy to maximise the returns on his multi family investment.  Christian detailed the top tech apps and devices for ROI in a past podcast so check it out if you haven’t already, the water metre monitor could save you thousands of dollars via early detection of a water leak.

We have an incredible story from my old friend Todor Yordanov, one of the first serious real estate investors I met in 2007 and he’s done quite well for himself.

He’s done so well, he’s progressed to helping others, specifically Ukrainian refugees at the border with Bulgaria where he’s from. How his partner Natalia would cry all night when the war broke out and one morning, they dropped everything to get on a plane to go help.

Todor is here today to share how we became a successful investor and Broker, from BRRRR investor to his now focus, pre construction condos.

As I type, Todor is actually on his way back to help Ukrainian refugees.  What a guy!

He’s on the show today to share his experience during the housing bubble and the financial/credit crisis of 2007/08 including buying portfolios of distressed properties for cents on the dollar, how current times are different. Today we have an old friend of mine Moe Hansrod who’s been in real estate since the early 2000’s as both investor and property manager. Moe is currently an owner of KW Property Management (KW stands for Kitchen Waterloo, not Keller Williams) with around 2,000 doors, 600 clients, mostly with single family homes w/ the average investor client owner 3-5 houses. Moe is on the show today to shares some truths about real estate investing including having to pick up the pieces after what out of town Realtors promised to investors in terms of over inflated tenant profiles and over rents by as much as 25%.

We have a pretty amazing story of Alfredo Hermano who grew up in affordable housing and now he’s building and developing a ton of affordable housing. He's got three buildings on the go for a total of 400 rental apartment units with rents well below market value, and plans to grow that number to ten buildings and well over 1,000 units.  These are investments and part of the investment was crowdfunded via Addy which I think is super cool so even those with smaller bankrolls are able to invest.

On today’s show Alfredo shares how his company 3H Properties Group is able to work with the government to provide subsidies AND his investors a return.

I’m super excited to have back on the show my friend Jules Mckenzie who I find super inspiring and unfortunately, I’m just going to warn some of you now, he is a super successful real estate investor having owned a lot of properties and raised millions and millions of capital to buy real estate in Barrie and Orillia but he’s a Police Officer with over 30 years of experience and I know some of you won’t like his opinion about the protests in Ottawa.

Jules shares how he too protested at Parliament Hill and his experience was very different than what happened earlier this year with the trucker and anti covid mandate protests.

We talk a lot about real estate on this show on tips and tactics including previous interviews with Jules so feel free to go back and listen to those. Today we focus more on the obstacles Jules has had to overcome being an indigenous Canadian, growing up on a reserve, substance abuse.

If you’ve ever met Jules, you’ll know he’s one of the happiest people you’ll ever meet and have no idea about his tragic past but he refuses to live the life of a victim and his living proof of how important mindset is as Jules has achieved immense financial success.

Since 2008, I’ve witnessed several epic collapses of real estate investment companies. Some small, some still in court for hundreds of millions. Several private lenders, even mortgage brokerages who originated the private lending have deals go bad. 

In speaking to friends who had invested with Epic Alliance, a Canadian real estate company that recently collapsed, the passive investors are now actively scrambling and taking over control of the properties. 

As Warren Buffet said, “only when the tide goes out do you see who’s swimming naked.”

The path to success is not a straight line.  This week’s guest Cory Sperle is a perfect example having started in a career working in the oil sands, invested in Alberta in pursuit of cash flow instead of close to home in Kelowna, BC, through the peak and collapse of oil prices and with it, real estate prices. We talk about the differences in investing between Saskatoon and Edmonton, Cory’s experience investing in 10 apartment buildings, six of which other investors put up the capital.
